Upon your registered interest with a property, we’ll accompany you on viewings and always aim to be as flexible as possible to fit around your time to facilitate this. When you’ve found your perfect property, we’ll do our utmost to have the process of moving you in completed as swiftly as possible (subject to credit & reference checks). Your deposit will be safely placed within the governments Deposit Protection Service and we’re members of several organisations including the Information Commissioners Office and the Property Redress Scheme for your peace of mind. We’ll supply you with all the necessary documentation beginning, during and on departure of the property, including a thorough inventory, correct meter readings, safety certificates, your tenancy agreement and a handy information pack. Once you’re moved in and settled, we’ll be on hand to answer any queries and in the event of a maintenance issue, we’re easy to contact and always on hand to help - as a small team you can rely on the continuity of our service.

Services & Fee’s for Tenants

Rents

Are charged monthly in advance, with the first payment being due on or before signing of the tenancy in cleared funds. All rents quoted are exclusive of council tax, water, electricity, gas, oil, telephone, internet and any other utility charges unless specified otherwise.

Referencing and Admin Fee’s

As of 1st June 2019, these costs are no longer chargeable. You may be asked to provide a holding deposit, equivalent to one weeks rent to secure your property, but this amount will be deducted from your overall deposit amount.

Deposits

A deposit is required prior to moving in, the cost of which is equivalent to 5 weeks rent. This is held in relation to the condition and inventory of the property via the Deposit Protection Service. An inventory will be supplied at the commencement of the tenancy in one of our fully managed properties.

Other Costs

That may be incurred during your tenancy include:

Changes in tenancy agreement admin fee - £50

Lost Keys - Charged at the cost of replacement keys plus a £15 admin fee
