Landlords

​

Below you’ll find the basic details about our different levels of service and the rates at which they are offered. If you’d like to know more, then please get in touch - we’d love to share our Landlords Pack with you, which includes information on what you’ll need to get started and what you can expect when you let your property through us. 

Our Services

We offer two main levels of service; Fully Managed or Tenant Find Only. We can however, offer different services and tailor our packages to meet each individual landlord’s requirements if needed.

Letting Management Services, Fee’s, T’s & C’s

Fully Managed

This service is designed to relieve the landlord of all personal involvement in the letting of the property. We will deal with the tenant directly before, during and after the tenancy on your behalf.

Fee’s

- Our standard management commission is 11% of the gross rent. This is deducted monthly for the term of the tenancy, along with any additional expenses that may have been incurred.

- An Initial Tenancy Administration Fee of £250 is applied to each new tenancy, as a contribution towards the administration involved setting up a new tenancy.

Other

- Where rent is paid 6 months in advance by the tenants, we usually hold back one month of this rent as a “float” to help pay towards any necessary repairs during the tenancy.

- On the rare occasion where enforcement does become necessary, we are fully aware of the procedures and protocol to follow in order to resolve these issues.

- We are members of “The Deposit Protection Service” allowing us to hold onto deposits legally on behalf of our landlords.

Tenancy Agreements Only

If you simply need assistance in preparing an Assured Shorthold Tenancy Agreement, we can do so for a one off fee of £100.

We are not VAT Registered.

Tenant Find Only

This service is perfect for owners who want to be more engaged in the letting of their property but need help getting the wheels into motion. We’ll take the initial stress of letting your property out of your hands, by advertising the property and finding a suitable tenant for you. We’ll ensure referencing is completed via a professional agency and draw up an Assured Shorthold Tenancy Agreement.

Fee’s

A fee of £500.00 is applied and our commission for this service is taken at the start of the tenancy from the first months rent. Whilst we can offer additional services, any further work requested on the tenancy may be charged separately.

 Other

 - We do not check the tenant into the property or deal with details of the tenancy such as transfer of utilities. We are in no part responsible for the proper performance of the tenancy agreement.

- Our commission for this service is taken at the start of the tenancy from the first months rent.

- Please be aware, you MUST inform us before the tenancy commences where the deposit is to be held, as this information will be shown on the tenancy agreement. As members of “The Deposit Protection Service” we strongly recommend tenant deposits are held within a government scheme, as failure to declare the deposit can result in penalties to the landlord of 3 times the size of the deposit amount. In addition to this, the landlord will also lose their right to repossess the property at the end of the Tenancy.
